BC Housing Market Update Fall 2025

The British Columbia housing market is showing signs of a slowdown, marked by declining sales and rising inventory levels, particularly in regions like Vancouver. This shift indicates the emergence of a buyer’s market in some areas, as benchmark prices have fallen year-over-year, especially for detached homes and apartments. Sales volumes remain low, with some reports comparing current activity to the levels seen during the 2008 downturn and even noting the lowest figures since 2000.

Additionally, while high mortgage rates have been a barrier, there's cautious optimism that rates—especially variable ones—will continue to decline in 2025, potentially improving affordability in the near future. However, economic uncertainty and concerns about job stability (particularly in real estate-related sectors) are still risks to consider.

Fall can be a strategic time to buy. With fewer buyers competing, you may be able to negotiate a better deal or secure conditions that protect you.

Will Interest Rates Shift Again?

Economists are in agreement that the Bank of Canada will deliver another 25 basis point rate cut on October 29th following its September move to restart the easing cycle.

The central bank’s decision to resume cuts after a six-month pause was driven by softening in the labour market, sluggish gross domestic product growth, and a slowdown in core inflation, according to Claire Fan, senior economist at RBC.

What this means for you:

  • If you're in a variable-rate mortgage:
    Good news! Your rate may decrease, which could lower your monthly payments depending on your lender and mortgage terms.

  • If you're in a fixed-rate mortgage:
    Fixed mortgage rates are more closely tied to the bond market, not directly to the Bank of Canada’s policy rate. That said, a rate cut often influences market sentiment, which could lead to lower bond yields and potentially, lower fixed rates in the near future.
